Reservations
Acceptance of these terms and conditions are signified by a booking deposit or payment in full which is required to confirm and secure your booking. Final payment is due 14 days prior to gaining key access instructions.

Cancellations
Reservations cancelled more than 30 days prior to the date of arrival will incur a 5% charge of the total value of the booking. Cancellations within 30 days prior to the date of arrival will incur a 25% charge. Cancellations within 14 days will incur a 100% charge. If however we are able to rebook you to an acceptable replacement date then only a 5% charge will be made to shift the booking. Any pre-paid deposit in excess of the cancellation fee will be refunded within 7 days of cancellation. The owner reserves the right to cancel reservations at any time.

No-Smoking Indoors Policy and Drug Protection
There is to be no smoking indoors and all cigarette butts are to be removed from the property.

These premises are protected by a ‘P’ Monitor which will silently notify the use of this drug. Detection will result in loss of the bond and immediate termination of the use of our beach house. This is one of the quality protections, of our premises, for you our valued guests

Arrival and Departure Times
The property will be available from 3pm on the day of your arrival and must be vacated by 11am on the day of your departure for groups of 7 to 10 people OR 12 noon for up to 6 people. If there are no bookings for your departure day, you may leave later with prior arrangement. We are flexible, so let us know your requirements.

Linen, Cleaning Up and Service Fee
When vacating our holiday home, we would appreciate you leaving it in a tidy condition, dishwasher unpacked, ready for the cleaner and your rubbish correctly disposed of. Most New Zealand guests elect to bring their own linen (sheets, pillow slips, tea towels and towels) if you request it we can supply linen at $15 per person.

Pets
Pets are usually not permitted. You may enquire but please don’t be offended if we decline.

Health and Safety – Use At Your Own Risk
All the facilities, including the holiday house, garden, barbeque, wood burning stove, kitchen appliances, kayaks, bean bags etc. are all made available to you for use at your own risk. We supply four life jackets for your use with the kayaks. Please supervise children at all times. The verandah has a 950mm fall to the ground unfenced in part. The storage lofts in the two bedrooms are not for the use of children under 5 years. We will not accept liability for any injury, damage or loss of personal possessions, whether through negligence or otherwise to the maximum permissible by law.

Your Responsibilities And Your Liability
You are to take all reasonable care of our holiday home and contents during your stay and at the end of your stay please leave the house and contents in a tidy condition ready for the cleaner. This includes cleaning all dishes, utensils and equipment, making up the beds without the linen, returning all furniture and appliances to where they were when you arrived and disposing of all rubbish. Please note that as the person making the booking you are held responsible for any and all people staying with you at the holiday house including any 3rd party invitees. You will be held legally responsible for any losses, breakages and any damage to the holiday house, its facilities, or amenities that occur during your holiday. Please report any damage or breakage immediately. We leave many personal possessions, books, CD’s, DVD’s and magazines for your enjoyment. These are to be cared for and may not be taken with you on departure. DEFINITELY NO HIGH HEELS inside.

Replacement of Goods Used
The pantry is usually well stocked with basic supplies (tea, coffee, spreads, canned food etc). You may use these during your stay. We ask that and make up for stocks that you use by replacing some depleted stocks to a similar value. Please do not leave perishables (margarine, cheese, milk etc) in the fridge at the end of your stay. The owners do not drink and would appreciate you not leaving alcoholic beverages behind.

If Problems Arise
We accept no liability should any portion of the holiday house, its facilities and amenities become unavailable to you. Should events arise beyond our control and render the holiday house uninhabitable then we may be forced to cancel the booking. However, should such unusual circumstances arise we will endeavour to offer you an alternative rental period. Where this is not possible we will refund in full all monies paid in respect of the unused portion of the cancelled booking. You will have no grounds for any claims against us whatsoever. In the event that we become liable to you for loss or damages our liability shall be limited to a maximum of NZ$1,000.

Security Bond
We require a bond of $450 as security bond in the unlikely event of damage or similar to cover cost of excess insurance.
